Most of a carpet’s lifespan is decided by habits, not products: vacuum traffic lanes weekly, blot spills promptly instead of scrubbing, use coasters under sharp furniture feet, and book a professional hot-water extraction clean every year or two. Watch the edges and seams – carpet pulling from a baseboard or rippling across a room is a quick re-stretch if caught early and a permanent crease if walked on for a season. A well-installed mid-grade carpet cared for this way is a ten-to-fifteen-year floor.

Builder-Grade Carpet Reaching the End
Much of the GTA’s housing stock – from 1990s subdivisions to newer condo towers – was finished with builder-grade carpet on thin pad, chosen for cost across hundreds of units. Fifteen to twenty years on, it mats flat in walk lines, holds odour after cleaning, and the pad crunches or feels flat underfoot. Those are replacement signs, not cleaning problems. The fix is straightforward: old carpet and pad out, subfloor checked while it is bare, and a properly specified carpet and pad stretched in – usually a one-day job per floor.

Toronto basements swing with the seasons – humid summers, dry winters – and concrete slabs pass moisture vapour year-round. Carpet installed below grade without accounting for that develops musty odour and mold risk months later, not immediately. Warning signs: a smell that returns after cleaning, damp-feeling pad, efflorescence on nearby concrete. The answer is process, not luck – a subfloor moisture check before pad is chosen, synthetic fibres over natural ones, and a moisture-resistant or barrier pad where readings call for it. Standing water is a waterproofing job first, and we will say so.
